Six Questions Your Anytime Fitness Franchise Financial Model Must Answer

We developed this Anytime Fitness Franchise franchise unit financial model using rigorous market research to ensure your franchise business plan template is grounded in reality. Key assumptions, including the $42,500 franchise fee, $130,000 in equipment CAPEX, and membership dues reaching $560,000 by year five, are pre-populated and fully editable to help you evaluate franchise unit economic performance with confidence.

When will the gym reach profitability?

The unit achieves positive EBITDA of $57,000 in the first year, but true bottom-line strength appears in year three as revenue hits $805,000. By year five, the model projects an EBITDA of $326,000 as membership dues and personal training revenue scale against fixed occupancy costs.

Boost Unit Profit

  • Upsell personal training pods
  • Maximize corporate wellness contracts
  • Monitor laundry supply waste
[dynamic_pic9]

How is the startup capital allocated?

You need approximately $489,500 to launch, which covers the $42,500 franchise fee and $220,000 for leasehold improvements. This capital expenditure analysis includes $130,000 for cardio and strength equipment, plus $22,000 for Evolt scanners to drive data-driven wellness revenue.

Major Capital Uses

  • Leasehold Improvements: $220,000
  • Cardio/Strength Equipment: $130,000
  • Initial Franchise Fee: $42,500
[dynamic_pic10]

What is the expected return on investment?

The ROI for fitness franchise investors shows an Internal Rate of Return (IRR) of 1.12% and a Return on Equity (ROE) of 0.32. While the cash flow is consistent, the significant upfront build-out means the years to payback extend after year five, making this a long-term equity play.

Key Return Metrics

  • Internal Rate of Return: 1.12%
  • Return on Equity: 0.32
  • Payback Period: 5+ Years
[dynamic_pic11]

What is the monthly break-even point?

The gym reaches its break-even date in March 2026, just three months after opening. To cover the $13,400 in monthly fixed costs and royalties, you must focus on high-volume membership dues and maintaining a $40,000 annual personal training revenue stream in year one.

Reach Break-Even Faster

  • Aggressive pre-sale marketing campaigns
  • Bundle body scans with memberships
  • Optimize cleaning staff schedules
[dynamic_pic12]

What is the cash runway and lowest point?

The lowest cash point is $749,000 in December 2027, providing a substantial buffer for 24-hour gym operations. Still, you should monitor the timing of the $220,000 build-out and equipment payments to ensure you don't face a liquidity crunch during the initial ramp-up phase.

Protect Your Cash

  • Lease equipment to preserve cash
  • Negotiate rent-free build-out periods
  • Phase in personal trainer hires
[dynamic_pic13]

How do different scenarios affect the outcome?

In a low-revenue scenario, a 10% dip in membership dues defintely tightens the year-one EBITDA of $57,000 and delays the payback period. The high scenario, driven by strong corporate wellness contracts and personal training, can push the year-five EBITDA well beyond the $326,000 target.

Improve High-Case Odds

  • Implement high-touch member onboarding
  • Host community recovery workshops
  • Execute geo-fenced digital ads

My dogs love fetching this toy, then fighting over who’s going to bring it back to me
Both of my miniature dachshunds took to this tug of war toy immediately after opening it. I liked the fact it didn’t smell terrible like most of the scented dog toys I’ve purchased in the past. Instead this one actually smells good, it’s sweet and fruity smelling. It’s extremely durable and very heavy duty. The only problem is that it’s pretty thick and heavy, especially for my small dogs. They still like playing fetch with it, then fighting over which one gets to bring it back to me. It really would have been the perfect fetching toy for them, if only it had been a little bit smaller and lighter. If you have larger sized dogs who enjoy playing fetch and tug a war, I’d recommend giving it a try.

Good Quality Toy, but Not a Hit with My Dogs
I am a bit unsure about this toy. Unfortunately, my dogs do not seem to enjoy it very much. I thought the blueberry apple scent would make it more appealing, but they tend to lose interest almost as quickly as they start playing with it. I was hoping this would be something we could use for games like tug of war, but it just has not held their attention. That said, I may just have picky dogs, so this could be a different experience for others. The reason I gave it two stars instead of one is because the quality is actually quite nice. It feels well made and has a good overall design. However, I would be a little cautious giving it to aggressive chewers, as it seems a bit on the softer side. For dogs that are more gentle with their toys, it would likely be a better fit. The size is also great, and it has a lot of potential. It just has not gotten much use in our house, likely due to my dogs not being fans of the flavor. Overall, if you have picky pups like mine, this may not be the best choice. But for less selective or gentler dogs, it could still be a solid option

Stretchy, but Smaller & Softer Than Expected; Berry Fragrance Dominates; May be Best 4 Puppies
I was directed to read guidelines that were on the internet, prior to use. I was not expecting that and that was a big turn-off. Basically, it's all about liability, this product has the possibility of being torn apart and I am basically warned that if a piece is chewed off, that's bigger than a grain of rice, to toss, this. I was repeatedly reminded, again and again, and again that pet safety was my responsibility. Yeah, I know that. All these suggestions and warnings should have been made clearer in the listing. Is this built to flex? Yes. Does it bend? Yes. Does it stretch? Yes. Is this rugged? That's open to debate, based on the users, for a puppy, to some degree, but their teeth are very sharp. Is this soft on teeth? I don't disagree. Does this have a durable design? Depends on the user. Floats in water? I do not doubt it. Does this have an enticing scent? For a human, yes, for a pet? Depends if your pet loves berries. This is no pigs ear/bone, so, chewing is not a natural draw that I saw, which I think may be better, because this is soft and easier to tear to pieces than expected. To motivate the first time, I found it best to initiate the tug of war, but this is smaller than I envisioned too, causing me to have to bend considerably to participate. A tennis ball in a tube sock is longer. A two-dog tug of war works best with this. Nevertheless, it's a better toy than teaching pooch to have a battle using clothing, avoiding future attractions to my socks. There is some flexibility to this. Durability is an issue. I think this would have been more interesting if it had been made out of rawhide. It does have a comfortable grip, for a human, but the toy pays a price for that with what I would consider fragility. The berry fragrance dominates, it's nice for a human, but sorry, it ain't no bacon aroma. It's like a thick heavy rubber hose. Value? In hindsight, I just do not see the value I was expecting. I mean really, a grain of rice warning not to use. Durability at issue in my eyes. Country of origin? Vietnam. Is this perfect? Not in my opinion. Rating? A strong three (3) stars at best in my eyes. This is not for a tough chewer. I have to constantly monitor its condition. It does succeed as a tug toy, but it has more limitations that I was expecting. I hope my thoughts added a bit of information.

Bully proof?!
Size: 5 in
We have the cutest little pit/lab mix who destroys stuffed toys in about two seconds flat. It’s always a HUNT to find toys he won’t instantly shred. This brand has some of the best! They were in FiveBelow for a while and it was the only brand that stood up to him initially. He finally got through the first only after MONTHS so we bought a few back ups and they’re still going strong months later! They’re also not super heavy so these end up being the toys we play fetch with most often! 100% will be buying more in this line in the future!
